The Rules Do Not Scale
Section 70(5)(f) makes fire insurance proceeds trust assets without reference to amount, and section 75 requires records whatever the sum. A modest payout and a large one carry the same obligations.
So the map here is not about the law at all. It is about what the money is likely to be, who will be competing for it, and how long it will sit before work begins. The rules are on our page covering the trust and the records.
Three Kinds of Pressure
Pressure from need. Where payouts are modest and the household's other costs are urgent.
Pressure from contractors. Where restoration firms compete and deposits change hands early.
Pressure from time. Where builders are booked out and a settlement sits for months before anybody starts.
What Actually Differs
| Area | Where the pressure comes from | What decides the file |
|---|---|---|
| The northeast and northwest | Competing household costs | Knowing what each part is for |
| The South Wedge and Highland | Contractors, arriving fast | What you sign in 48 hours |
| The Nineteenth Ward | Number of parties | Keeping the strands separate |
| Park Avenue and the east side | Delay, not need | What you do with the money |
| The inner suburbs | Scale of the job | Lien waivers as you pay |
| The wider region | Waiting for a builder | Securing and keeping it separate |

If Your Area Is Not Listed
We buy across Rochester, Monroe County and the wider region, including in places without a page here. Because the decisive facts are where the insurance money is and what the building will still do, the specific address matters far more than the general direction.
Send the address and we will look at it properly.
